CORPORATE PROFILE
Grande Design Builder Group (GDBG) was started in September 2003 by Rod Osborne, President and Jim Pepin, Vice-President with a business plan to build and market value driven single and multi-family housing and commercial developments in the Greater Edmonton Area. GDBG has two wholly owned subsidiaries: Grande Design Homes Ltd. (GDH) was formed to design, contract and market single family dwellings, duplexes and townhouse projects; and, Canadian Condominium Management Corporation (CCMC), was formed to act as the Project Manager and General Contractor for the design, construction and marketing of apartment condominiums and commercial projects.
CCMC has a proven track record and has successfully designed, sold, financed and built the first two buildings of Fort Gardens in Fort Saskatchewan. Our second project in Morinville, Alberta is going well with the first phase occupied and second phase nearing completion. The third project is a 162 unit apartment condominium Ospin Terrace in Terwillegar located in southwest Edmonton. We started this project in January 2007 and will start moving buyers into the first phase in August 2008. Canora Place a 24 unit apartment condominium in west central Edmonton will commence construction in early spring 2009. We are currently designing four more condominium projects in Rutherford, located in South Edmonton, Fort Saskatchewan, Calgary and St. Albert.
We plan to build 50 single family houses in 2009 with a strategic plan to be building 100 units per year by 2010. We are currently pre-selling and building in the following subdivisions: South Edmonton - Rutherford; Fort Saskatchewan – Westpark; and, St. Albert - Northstar. Since inception, the designs of our Inspiration product line have been well received and are well appointed for the mid level home buyer.
We build and market the “Evolution by Grande Design” duplex/triplex product line in Rutherford and Terwillegar. We are completing the third and fourth phase of construction with the fifth and final phase ready for a spring 2008 start.
The “Brownstones by Grande Design” product is featured in our townhouse project in South Terwillegar. We started construction on this project in September 2005 and should be finished the project in late 2008. The Brownstones are an upscale product with full brick front exteriors, giving the project high curb appeal.
We also have a duplex and triplex bungalow townhouse project under construction in St. Albert – Northridge subdivision. These unique units offer a large main floor area, with two, three and four car garages. We are also in the planning stages of three new townhouse projects in North Edmonton, Sherwood Park and Ambleside in Windermere, Edmonton’s newest upper end community.
