Management Team

The management team of Grande Design Homes Ltd., being Rod Osborne, Jim Pepin, Dale Osborne, Brian Aylward, has several years of design, construction, marketing, strategic planning, accounting, legal, finance, and management experience in business and residential condominium development with experience on over 40 projects. All individuals have a proven track record in their respective area of expertise in the development of residential projects.

Rod Osborne, President

Rod Osborne has had experience as the CEO, President and General Corporate Counsel of various private and public companies ranging in size from $30 to $150 million a year in revenue, with over 800 employees. Prior to starting the Grande Design Builder Group, he was the Vice-President of Carrington Properties Ltd., Edmonton’s largest condominium developer in the past decade, where he was directly responsible for strategic planning, organizational planning and development, project analysis, rezoning applications, sales and marketing management, land acquisition, negotiations of joint ventures, project design and development, and supervision of the general managers of the five businesses. As a lawyer, Mr. Osborne worked on numerous commercial and residential developments with clients that involved rezoning, representing builders at the Development Appeal Board, condominium plan registration, compliance with the Condominium Act, drafting of development documents and condominium bylaws, negotiating purchase and sale agreements, negotiating financing terms and conditions, administering mortgage draws, closing real estate transactions, and other development matters. Mr. Osborne has had extensive experience in both the legal and business issues of developments for many years and is very capable of handling the day to day planning and execution of the tasks necessary for a successful condominium development.

Jim Pepin, Vice-President, Operations

Jim Pepin has 15 years experience in all aspects of the design and construction of multifamily projects and commercial buildings. Carrington Properties Ltd. employed Mr. Pepin for over 10 years, during which time he held numerous positions, culminating as the General Manager. Mr. Pepin was directly responsible, as the Project Manager or General Manager, for the design and construction of 27 condominium projects (apartment and townhouse styles) in Edmonton and northern Alberta. He was directly responsible for the development, organization and management of the design, construction and customer service departments for 7 years. For his last 2 years with Carrington, he was the General Manager, gaining further knowledge and experience in the administration, sales and marketing areas. Prior to working with Carrington Properties Mr. Pepin had extensive experience with commercial, industrial and high rise construction.

Dale Osborne, Vice-President, Project Development Manager

Dale joined our management team in January, 2005. Dale has a combined 26 years of experience as a lawyer, commercial banker and commercial insurance broker. Dale was also the provincial government representative on the City of Kamloops Board of Variance for 3 years, and acted as Chairman of the Board for one year. Dale is also a member of the Law Society of British Columbia.

Brian Aylward, Vice-President, Finance

Brian joined our company as a share holder and V.P in September 2005 after 20 years in the construction industry. He was the General Manager for 4 years with Bedrock Homes Ltd., a medium sized house builder of 160 homes per year. Brian was responsible for a staff of 35 people and all aspects of the business including, strategic planning, budgeting, finance, sales, marketing and construction. Prior to working at Bedrock Brian was the Controller and Vice President of Finance of Syndicated Technologies, a leading supplier of Electrical and Instrumentation goods and services in the Western Canadian Oil and Gas Industry from 1986 to 2001. Brian graduated from the University of Alberta in 1984 with a Bachelor of Commerce degree in Business and has been a member of the Certified Management Accountants of Alberta since 1991.
